Commercial Mould Remediation

Protect Your Occupants. Protect Your Liability.

Mould in a commercial building creates health risks for occupants, liability exposure for owners and operators, and potential regulatory compliance issues. Our IICRC-certified commercial mould remediation team follows Health Canada guidelines and industry best practices — delivering thorough remediation with full documentation for your records and insurers.

Why Commercial Mould Is Different

Mould remediation in a commercial setting carries responsibilities and stakes that don't exist in residential work. When mould is present in a commercial building, occupants — employees, tenants, customers, or vulnerable populations in healthcare or educational settings — may have been exposed without their knowledge. Property owners and building managers have legal and ethical obligations to address mould promptly and thoroughly.

Additionally, commercial buildings often have complex HVAC systems that can spread mould spores throughout large areas from a single growth source. Building envelope systems, curtain wall assemblies, flat roofs, and underground parking structures create unique moisture intrusion pathways that don't exist in residential construction. Commercial remediation requires both the technical competence to address these systems and the documentation practices to demonstrate compliance.

Commercial Environments We Serve

Hotels & Hospitality

Guest rooms, service corridors, kitchens, and HVAC systems — we minimize room count impact and work in phases to keep your property operational during remediation.

Office Buildings

Multi-tenant office buildings where a mould event in one suite can affect adjacent tenants through shared air handling systems require careful containment and air filtration.

Healthcare Facilities

Medical clinics, care homes, and dental offices where infection control is paramount — we follow heightened protocols appropriate for vulnerable occupant populations.

Schools & Institutions

Educational facilities where mould affects air quality in classrooms or common areas — requiring both rapid remediation and transparent communication with staff, parents, and administration.

Retail & Restaurant

Food service environments and retail spaces where visible mould or mould odour poses a health risk, a regulatory risk, and a serious reputational concern that demands rapid resolution.

Strata & Multi-Unit

Condominium buildings and apartment complexes where mould in one suite may indicate systemic building envelope issues affecting multiple units — requiring building-wide assessment.

Our Commercial Mould Remediation Process

1

Assessment & Air Quality Testing

We conduct a thorough visual inspection of all accessible areas and recommend independent air quality and surface testing to establish baseline mould spore counts and identify affected species. Test results inform the scope of remediation and provide pre/post documentation. We work with independent industrial hygienists to ensure objective results.

2

Containment Setup

Affected areas are isolated with negative air pressure containment systems to prevent cross-contamination of unaffected spaces during remediation. For occupied buildings, we establish containment that allows unaffected areas to remain in use where safety permits.

3

HEPA Air Filtration

Commercial-grade HEPA air filtration units are deployed within the containment area to capture airborne mould spores throughout the remediation process. Air is continuously filtered and monitored to maintain safe conditions for our technicians and to prevent spore migration outside containment.

4

Remediation

Mould-contaminated materials are removed using HEPA-equipped tools and bagged in sealed containers for disposal. Salvageable structural materials are treated with Health Canada-approved biocides and HEPA vacuumed. All work is performed by certified technicians in full PPE in accordance with Health Canada mould remediation guidelines.

5

Source Moisture Elimination

Mould is a symptom — moisture is the problem. Before remediation is considered complete, we identify and address the moisture source driving growth. This may require coordination with your mechanical contractor, roofing contractor, or building envelope consultant depending on the source.

6

Post-Remediation Verification

Independent post-remediation air quality and surface testing confirms that mould counts have returned to normal background levels before containment is removed and occupancy resumes. We provide complete documentation of the entire process for your records and insurers.
