Initial Assessment & Planning

We conduct a thorough assessment of the property, identifying the scope of work, any immediate safety hazards, biohazard risks, and the presence of items that should be preserved. We meet with the homeowner and/or family members to understand priorities and preferences — including any items they want set aside before general sorting begins.

Item Assessment & Sorting

Working with the homeowner (or their designated representative) to the degree they're comfortable with, we sort through accumulated materials systematically — identifying items of sentimental value, items with monetary value (antiques, collectibles, documents), items that can be donated, and items that must be disposed of. We never discard items without appropriate authorization.

Safe Removal & Disposal

Unsalvageable materials are carefully removed from the property and transported to appropriate disposal facilities. Biohazardous waste is handled under strict protocols with appropriate personal protective equipment and transported to licensed disposal facilities. Recyclable and donatable items are sorted accordingly.

Deep Cleaning & Sanitization

Once materials are removed, every surface in the home — floors, walls, ceilings, cabinets, fixtures — is thoroughly cleaned and sanitized. This includes areas that may not have been accessible for years, where accumulated organic material may have created contamination. We use Health Canada approved cleaning and sanitizing products throughout.

Biohazard Treatment

Where biohazardous materials are present — animal or human waste, rotting organic material, mould — we apply appropriate biohazard remediation protocols before general cleaning proceeds. This ensures that the cleaning process doesn't inadvertently spread contamination through the home.

Odour Elimination & Final Restoration

Persistent odours from accumulated waste, mould, pet activity, or decomposition are treated using professional deodorization equipment. Where structural damage has occurred — damaged flooring, walls, or utilities — we can coordinate necessary repairs to return the home to fully habitable condition.

Hoarder cleanup almost always involves more people than just the homeowner — family members, social workers, case managers, legal representatives, and sometimes municipal bylaw officers may all be involved in the process. We have experience working within these multi-stakeholder situations and can coordinate effectively with all parties.
