Common Causes of Water Damage We Handle
Burst & Leaking Pipes
A burst pipe can release hundreds of gallons of water in minutes. Frozen pipes are a particular risk during Sea to Sky winters — when temperatures drop suddenly, even well-insulated pipes can fail. We handle both the water damage and can coordinate with plumbers for pipe repair.
Basement Flooding
Heavy rainfall, rapid snowmelt, or rising groundwater can overwhelm drainage systems and flood basements quickly. Basement flooding is particularly damaging because water can be absorbed by concrete, subfloor materials, and wall framing — remaining hidden long after surface water is removed.
Appliance Failures
Dishwashers, washing machines, refrigerators with ice makers, and hot water tanks all have supply lines and connections that can fail — sometimes slowly, sometimes catastrophically. We see appliance-related water damage regularly, and the damage often extends far beyond the appliance location.
Sewer Backup

Overland Flooding
Overland flooding from storms, rivers, or municipal drainage failures can introduce large volumes of heavily contaminated water into a home quickly. This is also classified as Category 3 black water and requires specialized remediation protocols — and typically requires specific insurance coverage.
Roof Leaks & Ice Dams
Storm damage, failed flashing, or ice dams (a particular risk in the Sea to Sky climate) can allow water to penetrate roof assemblies and work its way into wall cavities, insulation, and ceilings — often going undetected until significant damage has already occurred.

Assessment & Documentation
Our technicians arrive with professional moisture meters, thermal imaging cameras, and hygrometers to map the full extent of water migration — including moisture hidden behind walls, under floors, and in ceiling assemblies. We document everything thoroughly with photographs and measurements for your insurance claim.
Mitigation & Extraction
Standing water is extracted immediately using truck-mounted and portable extraction units. Wet materials that cannot be saved are removed. Emergency board-up or tarping is arranged if needed to prevent ongoing water intrusion. The goal at this stage is to stop the damage from spreading and getting worse.
Drying & Dehumidification
Industrial air movers are strategically placed to maximize airflow across wet surfaces. Commercial-grade dehumidifiers extract moisture from the air as it evaporates from materials. Our technicians monitor temperature, humidity, and moisture readings daily — adjusting equipment placement as drying progresses. Standard drying takes 3–5 days depending on the extent of damage.
Cleaning & Sanitization
Once materials are dry, we clean and sanitize all affected surfaces using appropriate antimicrobial treatments — particularly important for sewage-affected areas and any water that has been standing for more than 24 hours, where bacterial growth may have occurred.
Restoration
With drying complete and the home sanitized, reconstruction can begin. As a licensed general contractor, we handle all aspects of structural restoration: drywall replacement, flooring, painting, trim, and any other work required to return your home to pre-loss condition — coordinating directly with your insurance adjuster throughout.
Water Damage Prevention Tips
While we're always here when disaster strikes, prevention is always the better option. Here are steps you can take to reduce your risk of water damage:
Preventive Maintenance
- Inspect and replace hot water tank supply hoses every 5–7 years — rubber hoses degrade over time and can fail catastrophically
- Check washing machine hoses annually for bulging, cracking, or fraying; replace with braided stainless steel hoses
- Clean gutters and downspouts every spring and fall to prevent overflow and foundation water infiltration
- Ensure downspouts discharge water at least 2 metres away from your foundation
- Know where your home's main water shutoff is located — turning it off immediately can dramatically reduce water damage from a burst pipe
- Insulate pipes in unheated spaces (crawlspaces, garages, exterior walls) to prevent freezing
- Maintain a minimum indoor temperature of 15°C during winter, even when away from home, to prevent frozen pipes
- Have your roof professionally inspected every few years and after major storms
- Install a water leak detection system — smart sensors near appliances and under sinks can alert you to leaks before they become floods
- Check your sump pump annually and consider a battery backup in case of power failure during a storm
